DESCRIPTION

Under supervision of the Building Services Superintendent, supervise and coordinate all phases of custodial operations with a large custodial crew in support of various campus facilities. Apply industry standards for housekeeping techniques as set forth by the Superintendent and department procedures. Develop, plan and conduct effective custodial training with the objective of standardizing procedures, material usage, safety, sanitation requirements, work techniques and efficiency to produce customer satisfaction and a clean, safe environment. Manage budgetary cost center. Monitor revenue and expenses related to overtime, supplies & equipment. Manage custodial-related contract services in assigned areas to ensure quality, productivity and compliance with contract specifications. Regularly inspect area assignments and work performed by custodial staff to ensure that quality control, completion of tasks, and proper sanitation practices are maintained.

Supervise a large crew of working Lead Custodians and Senior Custodians. Provide and encourage examples of leadership. Promote quality service to campus customers and adhere to campus wide standards of effective supervision. Provide guidance on performance standards, expectations and University procedures. Conduct performance evaluations, disciplinary and counseling sessions, including communication with subordinate(s) as necessary. Instruct assigned staff in the proper safety practices and ensure constructive participation in departmental safety programs.

Receives predetermined work assignments that are subject to a moderate level of control and review. Instructs direct reports to complete assignments using established guidelines, procedures and policies. Requires full knowledge of own area of functional responsibility. May perform custodial duties part of the time.

QUALIFICATIONS

  • Demonstrated experience directing and supervising custodial work crews. Ability to guide, train and instruct employees in a team setting as well as on an individual basis. Progressive professional custodial supervisory experience. Experience supervising in a large academic, hospital or commercial setting. Experience supervising in a union environment.

  • Experience managing and administering a custodial operations program that includes staffing, budgeting, planning, and human resources functions to include but not limited to documentation, evaluations and progressive discipline.

  • Working knowledge in custodial and housekeeping services. Demonstrated experience determining and implementing custodial workload standards; knowledge and understanding to implement custodial task and frequency standards and area assignment concepts.

  • Demonstrated knowledge of the unique cleaning requirements related to medical teaching and research facilities. Substantial knowledge of custodial equipment and cleaning materials and experience determining appropriate and safe use of supplies. Experience and understanding of "green" cleaning products, policies and procedures used for LEED certified facilities.

  • Verbal and written communication skills in the English language, active listening, flexibility, critical thinking, multi-tasking, and time management. Excellent interpersonal skills to supervise and communicate with others including faculty, staff, students and campus community.

  • Working knowledge of and ability for decision making, reasoning, ability to develop original ideas to solve problems, and perform operations analysis, and quality control analysis. Must possess effective problem solving skills and use of sound judgment. Ability to respond quickly and appropriately to emergency or sensitive situations along with the ability to carry out work according to policies and procedures.

  • Experience preparing and managing budgets, ordering and managing supplies and maintaining custodial inventory. Ability to understand revenue and loss reports. Ability to work with the department's financial systems and processes.

  • Working knowledge and skill in effective interpersonal and work leadership skills to provide guidance to other personnel.

  • General understanding of and experience implementing human resource management practices; ability to explain employment policies and procedures such as workers' comp., medical leaves and union contracts. Ability to lead by example and model a caring and open work environment that values the individual; teams and teamwork; ethical conduct and exemplary customer service.

  • Basic computer application skills. Experienced user of standard computer systems and applications such as word processing, spreadsheet, database management, electronic mail, internet, (MicroSoft Office, Adobe, Outlook, etc.). Experience with other computer applications used in a facilities management operation such as, but not limited to: CMMS (Computerized Maintenance Management System), material and supplies, labor, time and attendance systems. Experience using multiple communication devices.

  • Experience completing quality assurance (Q. A.) inspections, follow-up inspections, completing Q. A. reports, reviewing Q. A. reports and providing guidance to employees for continuous improvement process.

  • Knowledge and ability to provide quality customer service through effective and established quality methods and team processes.

SPECIAL CONDITIONS

  • DOJ,FBI, and DMV background checks and clearances required prior to employment.

  • Must possess and maintain a valid California Driver License and participate in the DMV Pull Notice Program.

  • Ability to work in morgues, gross anatomy and pathological laboratories where human and animal bodies or parts thereof may be exposed to view of worker.

  • May be required to work in the vicinity of labs contaminated with bio-hazardous substances.

Pay Transparency Act

Annual Full Pay Range: $52,100 - $87,900 (will be prorated if the appointment percentage is less than 100%)

Hourly Equivalent: $24.95 - $42.10

Factors in determining the appropriate compensation for a role include experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. The Hiring Pay Scale referenced in the job posting is the budgeted salary or hourly range that the University reasonably expects to pay for this position. The Annual Full Pay Range may be broader than what the University anticipates to pay for this position, based on internal equity, budget, and collective bargaining agreements (when applicable).
